Position Summary:

We are looking for an accomplished Senior Quantity Surveyor with a proven track record of expertly managing the financial and contractual aspects of multiple construction projects from inception to completion. This role demands a professional capable of precise quantification from both physical sites and CAD drawings, generating comprehensive Bills of Materials (BOM) and Bills of Quantities (BOQ), and meticulously managing Material Schedules and Make Lists. The ideal candidate will be deeply involved in every project planning stage, including detailed scheduling and cost estimation, ensuring rigorous documentation and reporting throughout each phase. This strategic position directly contributes to project profitability and overall financial control.

 

Detailed Roles & Responsibilities:

As a Senior Quantity Surveyor, you will be responsible for the holistic financial and contractual management of multiple construction projects, including but not limited to:

 

Detailed Quantification & Documentation:

Perform precise measurements and quantity take-offs from both physical site conditions and complex CAD drawings (Architectural, Structural, MEP, Other Special Service integration, Interiors & Exteriors) to accurately quantify necessary materials and works.  

Verify quantities on-site and off-site, confirming material deliveries and their acceptance for payment authorization.  

Maintain meticulous and comprehensive documentation of all project-related costs, financial transactions, variations, and reports at each stage.

Bill of Quantities (BOQ) & Bill of Materials (BOM) Generation:

Lead the preparation of detailed Bills of Quantities (BOQs) by thoroughly studying specification sheets, identifying discrepancies between BOQ and drawings, and ensuring logical resolution.  

Generate accurate Bills of Materials (BOM) and manage detailed Material Schedules and "Make Lists" for various project components, including off-site fabrication or pre-assembly.  

Determine daily material requirements in alignment with the project execution plan and continuously monitor stock levels to prevent inadequacies.  

 

Project Planning, Scheduling & Cost Estimation:

Actively involve in all project planning stages, developing detailed budgets, comprehensive cost estimates, and robust financial plans for pre-contract phases (concept, feasibility, preliminary, detailed design).  

Conduct feasibility studies and value engineering exercises to advise clients on project viability and cost optimization opportunities.  

Collaborate with engineers and architects to integrate cost plans seamlessly with design specifications and project timelines.  

 

Financial Management, Reporting & Cost Control:

Continuously monitor and control project costs throughout the lifecycle, tracking actual expenditures against the established budget and promptly identifying cost variances.  

Generate precise financial reports, including forecasts, net margin analysis, final cost projections, and cash flow statements for all project activities.  

Identify and implement cost-saving opportunities and provide strategic recommendations to mitigate financial risks.  

 

Contract Administration & Risk Mitigation:

Prepare comprehensive tender and contract documents, including Bills of Quantities, and actively assist in contract negotiations.  

Evaluate bids received from contractors for accuracy, completeness, and compliance, preparing detailed tender reports.  

Manage the valuation of work completed, handle claims and variations, prepare interim and final valuations, and resolve disputes.  

Proactively identify and manage financial risks associated with construction projects, developing effective mitigation strategies.  

 

Stakeholder Collaboration & Team Mentorship:

Collaborate closely with project managers, architects, engineers, contractors, and other stakeholders to optimize project outcomes.  

Provide expert cost advice and commercial/contractual guidance based on contract documents and industry standards.  

Mentor and support the professional development of graduate and assistant quantity surveyors within the team.  

 

Qualifications:

Education:

Bachelor's degree in Civil Engineering, Quantity Surveying, Construction Management, or a closely related field from a recognized institution.  

A Master's degree in a relevant discipline is advantageous.

 

Certifications (Highly Preferred):

Chartered Membership of the Royal Institution of Chartered Surveyors (MRICS) or actively working towards this accreditation is highly desirable.  

Other relevant certifications in Quantity Surveying.  

 

Expertise & Experience:

Minimum of 7-10 years of progressive experience in Quantity Surveying, with a significant portion in a senior role, ideally within a Project Management Consultant (PMC) environment.  

Demonstrated strong background in managing the full lifecycle of multiple, large-scale infrastructure projects.  

Preferred experience in Mechanical, Electrical, and Plumbing (MEP) projects.  

Advanced proficiency in cost estimation software such as CostX, and familiarity with AutoCAD for accurate quantity validation from drawings.  

Understanding of Building Information Modelling (BIM) and its application in quantity surveying.  

Comprehensive proficiency in MS Office Suite, particularly MS Excel, for detailed calculations and reporting.  

Knowledge of project management software like Primavera or MS Project is beneficial.  

Thorough understanding of standardized measurement techniques (e.g., New Rules of Measurement - NRM) and Indian Standards (IS:1200) for measurements.  

Solid grasp of construction contracts, contract administration, and the legal aspects governing construction projects.

Strong Commercial Awareness & Business Acumen: Keen understanding of market rates, cost drivers, and project profitability.  

Leadership & Mentorship: Ability to guide junior staff and drive continuous process improvement within the quantity surveying function.
